Why Garage Door Weather Stripping Wears Out

Rubber and vinyl seals are wear parts. In the high desert, they wear out faster.

Weather stripping closes the gaps between the door and the opening. When it is working, it keeps out cold air, dust, rain and snowmelt, leaves, and pests. When it fails, you see daylight under the door or along the edges, feel drafts, or find water and debris inside.

Boise's strong sun, dry air, and cold winters harden rubber and vinyl until they crack, shrink, and stop sealing. Mice and other pests also chew through worn bottom seals. Most seals need replacing well before the door does.

A quick check: close the door on a sunny day and turn off the garage lights. Any daylight you see around the door is a gap that needs sealing.

Where the Seals Go

A garage door seals in three places, and each one uses a different part.

Bottom seal: the rubber or vinyl strip along the bottom edge of the door, held in a retainer. It presses against the floor to block drafts, water, and pests. Uneven garage floors may need a thicker seal or a threshold seal on the floor. See bottom seal replacement. Perimeter weatherstrip: the flexible seal mounted on the door frame along both sides and the top, usually built into vinyl stop molding. The door closes against it. See perimeter seal and vinyl stop molding. Section joints: many insulated doors have seals built into the joints between sections. When those are damaged, the section usually has to be repaired or replaced.

We check all three on every weather stripping call, so the door ends up sealed on all four sides.

Our Standards for Weather Stripping

Every seal job is fitted to the door and the floor.

  • All four sides checked: bottom, both sides, and top inspected on every visit

  • Seal matched to the retainer: bottom seal sized and shaped to fit your door's retainer

  • Floor checked: uneven floors addressed with the right seal height or a threshold seal

  • Perimeter set to the door: stop molding positioned so the seal touches the door without dragging

  • Door travel tested: new seals checked so they don't bind or cause the door to reverse

  • Payment: cash, check, credit card, ACH/bank transfer, or Zelle

How Weather Stripping Replacement Works

Usually a single visit.

  1. 01

    Inspect

We check the bottom seal, retainer, perimeter weatherstrip, and section joints, and look for daylight and drafts with the door closed.

  2. 02

    Replace

Worn seals are removed and replaced. Bottom seals are fitted to the retainer, and perimeter stop molding is set so the seal meets the door evenly.

  3. 03

    Test

We run the door through full cycles to confirm it closes tight without binding, and check that the opener doesn't reverse because of the new seal.

Sealing works best as part of a tight, balanced door.

If the door doesn't close evenly, the problem may be the springs or track, not the seals. See garage door balancing.
